COSTS/CHARGES/CHANGES TO YOUR TENANCY EXPLAINED

HOLDING MONIES

When you decide to take a property, it is required that you place a holding amount of £100.00.

This will later go towards your rent.

A property is not taken from the market/put on hold/other viewings stopped until you put down the holding money.

You must also complete an application the same day.

Unless a date is agreed for when the references must be received, which will be by joint agreement between the applicant/s and landlord, the holding money can only be kept for 15 days. It must then be returned to you within 7 days if the landlord backs out.

Repayment does not need to be in full if the tenant backs out of the tenancy agreement themselves, fails right to rent checks, has provided false or misleading information, or where the landlord tries their best to get the information needed but the tenant fails to provide it within the 15 days.

Should you withdraw from taking the property or it is found that you have knowingly made false statements in your application, or fail referencing, you will lose the holding money.

Should your application not be successful for any other reasons, such as the landlord declines your application, takes the property off the market this fee will be refunded in full.

PLEASE NOTE THAT THE LANDLORD IS UNDER NO OBLIGATION TO INFORM THE AGENT OR APPLICANT AS TO THEIR REASON TO DECLINE AN APPLICATION.

DEPOSIT

A deposit payment is usually equivalent to 5 weeks rent. This is noted in your application. Any deposit taken will be registered with a deposit scheme. You will be given the details of the scheme and the scheme rules at the time of signing your tenancy.

Some landlords do not request deposits and some accept paper Bonds form the Local Authority in lieu of a deposit.

You may wish to utilise the services of a Deposit Replacement Service.

UNPAID/LATE WITH YOUR RENT

For late payment of rent, a charge 3% above the Bank of England base rate in interest on the late payment of rent from the date the payment is missed can be charged.

OTHER CHARGES

Should you require a VISA letter, there is a charge of £60 including VAT.

Further copies of the tenancy (you are given one at the start of the tenancy), there is a charge of £10.00 including VAT.

If you cancel a pre-arranged appointment for a contractor or agent to attend, with little or short notice, you may be charged (reasonable notice to change the appointment is accepted). This will be the invoice the contractor or agent bills us/your landlord.

For the loss of keys, the landlord will charge the reasonable cost that they can evidence in writing, such as invoice from a contractor.

PLEASE NOTE THAT THE AGENT OR LANDLORD DOES NOT HAVE TO PROVIDE A SERVICE FOR LOST /BENT/BROKEN KEYS.

CHANGES TO YOUR TENANCY

If you terminate your agreement prior to the end date, you will be charged for the loss incurred.

Should a tenant leave on a joint tenancy and you wish us to advertise the property/room for you, a charges/fees that the landlord would normally pay, for advertising, references, drawing up a new tenancy or variation of tenancy, checking the property when you have vacated and submission of deposit, will be charged to you as at that time we would not be acting for the landlord, but you.

PLEASE NOTE THAT THE LANDLORD/AGENT DOES NOT HAVE TO AGREE ANY CHANGES TO YOUR TENANCY WHICH IS A LEGAL BINDING DOCUMENT.

INVENTORY

You will not be charged for an inventory as this is paid for by the landlord, should your landlord request one. Some landlords do not request inventories. It may be in your interests to prepare your own schedule upon moving in if the landlord does not produce one. This will help you with any possible issues when you vacate, but bear in mind if works/new items have been carried out within the tenancy than invoices for such would supersede the original condition schedule.

CHECK IN & CHECK OUT

We do not charge additional fees to check you in, but you must make an appointment with the office to arrange a check in, with reasonable notice (this would be deemed as minimum of 7 days). Should you not do so, then you will be allowed to take the keys and move in (all subject to the required criteria having been met), but we will not be able to accompany you at that time if no appointment has been made.

We do not charge check out fees either, but again you must make an appointment for us to meet you and check the property, with reasonable notice (This would be deemed as minimum 7 days dependent upon time of year). You cannot continue to reside at the property once checked out and all keys must be given at this time. If all keys are not returned by 11 am on checkout day, you will be charged rent as the Law states. You will need to produce confirmation that all the utility bills have been paid up to the date of vacation also, as we/your landlord can not agree it to be released until you have been able to confirm adherence to the terms of the contract. Should you not make an appointment for the exit, we will expect the keys to be returned on the date of your contract ending no later than 11 am as per the tenancy. We will then book in as soon as possible to carry out the exit inspection/check out.
